Milestone & Balcony Inspections

At TJG Building & Development, Corp., safety comes first. Florida law requires Milestone Inspections (for condominiums/co-ops 3 stories or more) and recurring Balcony & Railing Inspections. We provide licensed, transparent inspections designed for clear board decisions and timely compliance.

Important Compliance Notice

If TJG performs your inspection, TJG will not perform the repairs on the same building. This preserves inspector independence and avoids any conflict of interest. If repairs are needed, TJG will:

  1. Provide a neutral, itemized scope for competitive bidding, and/or

  2. Refer independent repair contractors at the board’s discretion, or

  3. Bid on repairs only if the inspection was performed by a fully independent third party (not TJG).

What Are Milestone Inspections

Phase 1

Visual assessment by a Florida-licensed Professional Engineer or Architect.

Phase 2

If concerns are found, targeted investigative work (including possible limited destructive testing) to confirm deficiencies and recommend corrective actions.

Timing

Required at 25–30 years of building age (depending on location) and every 10 years thereafter.

Balcony & Railing Inspections

Performed at least every 10 years to confirm balconies, railings, and attachments meet safety and load requirements. Includes anchorage verification, corrosion/spalling checks, moisture intrusion assessment, and documentation for code compliance.
